An area shortlist with a reason.
We start with the places you need to reach, your preferred setting and the way you want the home to function. A shortlist should explain the tradeoffs rather than promise that a whole community will suit every household.
A useful discovery visit.
Spend time on normal routes, visit at relevant times and compare properties against a consistent brief. A purposeful visit can include neighborhood orientation, selected property appointments and room to reflect between showings.
The practical details of a move.
- Confirm the timing of any sale, lease end or employment transition.
- Discuss financing and documentation with your chosen lender.
- Check property-specific taxes, insurance, association terms and service availability.
- Plan the handover, move logistics and any temporary stay around the actual transaction dates.
Questions to verify personally.
School assignments, attendance boundaries, commute times, utilities and local rules can change or vary by address. Confirm important details with the relevant provider or authority. We help identify where the questions belong.
Travel around the move.
Hotel stays for a discovery visit or transition can be discussed separately through Michael’s independent travel service. Travel arrangements do not form part of real estate representation unless specifically agreed.
